Cabin 155 is a detached and fully furnished three bedroom leasehold log cabin in good order and has had all rooms recently renovated and furnished to a high standard. The cabin has wooden double-glazed windows in all rooms apart from the veranda which are UPVC double glazed. It has a sizeable grass plot set back from the road with a large decking to the front and side of the cabin and mature hedges to 3 sides making it fairly private. It has parking for 3 cars.

Location

Trawsfynydd Holiday Village is situated some 14 miles south-east of Porthmadog and 10 miles north of Dolgellau on the east side of the A470.  It is 2 miles south of Trawsfynydd near the hamlet of Bronaber. The holiday village is well established with many mature trees and excellent views over the countryside and mountains.  There is a launderette and small shop on the site.

Accommodation

The accommodation is approached along a gravel path from the newly laid parking space and accessed via several steps up to the decking. There is a large storage space in the loft and an electric water heater.

Veranda

5m x 1.5m. The enclosed veranda has large UPVC double glazed windows and has been partially opened out to create a kitchen diner on one side and a storage space on the other. In the storage area there is a wardrobe, shoe rack, a wall mounted heater and has oak flooring which continues into the rest of the cabin.  Storage basket not included.

Kitchen-Diner

3.70m x 3.0m. The kitchen-diner has been newly fitted with several timber floor and wall units, a fitted butler sink and stone worktop. There is also a large freestanding Rangemaster oven, large freestanding fridge-freezer, a table and four chairs and wooden double-glazed window.

Lounge

5.5m x 4.15m. The lounge has new furniture including a corner chaise lounge sofa with matching armchair, a pine dresser, TV with cabinet and Sky/DVD player, a breakfast bar, an electric imitation log burner, night storage heater and wooden double-glazed window with matching curtains throughout. The leather sofa, nest of coffee tables & 3 stools are not included in sale.

Bathroom

The newly fitted bathroom has fitted toilet and sink unit, large shower cubicle with electric shower and tiled walls and a modern heated towel rail and an airing cupboard storing the hot water cylinder. It has oak flooring and wooden double glazed window. Electric meters are at the entrance to the bathroom.

Cabin 155 has a sizeable grass plot set back from the road and a large decking (2.25m x 11m + 6m x 3m) to the front and side of the cabin with a patio table and chairs It has mature trees and hedges along the boundaries making it fairly private and there is a newly laid parking space for 3 cars gravel path leading to the cabin. Rattan corner seat unit with table and chair are not included in the sale.

Services

None of the services have been tested but the chalet is connected to the site’s water and drainage system and to mains electricity with a coin operated meter.

Tenure

Leasehold: A new 50-year lease was issued 11/07/2016. The cabin can be used for holiday purposes only and only between 1st December and 31st October each year. Current site fees can be obtained from reception.
