Cabin 305 is a detached three-bedroom leasehold log cabin in good order with UPVC double glazing throughout. It has a large west facing decking with some views out to the northern Rhinog Mountains. The plot is a good size with a large private lawned area to the rear of the cabin and gardens to the sides and front, with leylandii hedges to all three sides. There are two gravelled parking spaces either side of the cabin. Please note that furnishings are dependent on price agreed.

Location

Trawsfynydd Holiday Village is situated some 14 miles south-east of Porthmadog and 10 miles north of Dolgellau on the east side of the A470.  It is 2 miles south of Trawsfynydd near the hamlet of Bronaber. The holiday village is well established with many mature trees and excellent views over the countryside and mountains. There is a launderette and small shop on the site and a public house within walking distance.

Accommodation

The accommodation is approached from either parking area along a gravel path around the cabin and entered via several steps up to the large decking and entrance door. 

Veranda

5.90m x 1.43m The veranda has been enclosed with UPVC double glazed windows and door, is insulated and has been half opened out creating a storage area on one side and kitchen-diner on the other side. In the dining area there is a small storage heater and a dining table with 4 chairs. The flooring has partially fitted laminate tiles. 

Lounge/Kitchen

5.90m x 3.98m (longest sides of L-shape). In the lounge area there are two matching sofas, a TV point with stand, a freestanding modern heater plus storage heaters, wall mounted shelves and newly laid oak flooring that extends into the kitchen area with a large rug in the sofa area. Access to broom and electric meter cupboard is from the lounge 

In the kitchen there are newly fitted modern fitted kitchen base and wall units with fitted oven, hob and extractor, a stainless-steel sink unit with Zip electric water heater beneath serving both the kitchen sink and bathroom basin and a free-standing fridge (under worktop).

Bathroom

Newly fitted modern fitted corner shower cubicle with Redring electric shower unit, white WC and washbasin in vanity unit, mirrored cupboard, vanity light, electric heated towel rail, tongue and groove panelled walls, laminate flooring and a UPVC double glazed window.

Bedroom 1 (right) 2.06m x 2.97m. 2 single folding beds, high level storage shelf, 2 bedside shelves and lights and is newly carpeted.
Bedroom 2 (middle) 2.06m x 1.96m L shaped bunk beds, pine storage cupboard above bed and is newly carpeted.
Bedroom 3 (left) 2.06m x 1.97m. Free standing bunk beds and is carpeted.

Externally

It has a large west facing decking (4.4m x 2.6m) affording some views of the northern Rhinog mountain range. The plot is a good size, with a large lawn area around the cabin and leylandii hedges on three sides providing privacy. There are two gravelled parking spaces either side of the cabin, within the plot and gravelled path leading from both around the cabin

Services

None of the services have been tested but the chalet is connected to the site’s water and drainage system and to mains electricity.

Tenure

Leasehold: A new 50-year lease was issued on the 17/07/2015. The cabin can be used for holiday purposes only and only between 1st December and 31st October. Current site fees can be obtained from the site office.
