Location

Trawsfynydd Holiday Village is situated some 14 miles south-east of Porthmadog and 10 miles north of Dolgellau on the east side of the A470. It is 2 miles south of Trawsfynydd near the hamlet of Bronaber. The holiday village is well established with many mature trees and excellent views over the countryside and mountains. There is a launderette and small shop on the site.

Accommodation

The cabin is accessed from the road over a short strip of grass and via one step up to the decking. The veranda has been enclosed and opened out to create an open plan lounge-kitchen-diner.

Lounge-Kitchen-Diner

L-Shaped room measuring 5.20m x 4.60m along longest sides. The lounge has a two matching 2-seater sofas, a coffee table with storage boxes, TV cabinet with TV & Freesat box, a freestanding lamp, dresser, 2 night storage heaters, a coal effect electric heater and free standing heater. Access to broom and meter cupboard is from lounge.

The kitchen has modern fitted base and wall units, a fitted single stainless steel sink unit with electric water heater above, a fitted oven, grill, hob and fridge and a table with 2 dining chairs.

The area has laminate flooring throughout with a rug in the lounge area.

Bathroom

Fitted shower cubicle with tiled walls and Redring electric shower, white WC, white vanity unit with washbasin and water heater, vanity light, mirrored cabinet, blow heater and has laminate flooring.

Bedrooms

Bedroom 1 (left) 3.08m x 2.14m. Double bed, beside cabinet, 3 drawer cabinet with TV, wardrobe, wicker storage chest, wall mounted mirrored cabinet and electric heater, carpet.

The cabin has a decking area to the front and North West side of the cabin and the plot has grassy areas mainly to the front and east side, with some mature bushes and hedges around it. There are views from the font of the cabin across open farmland in a north easterly direction. It also benefits from having UPVC double glazed windows and door and has the two side and back walls insulated and clad. The allocated parking space is on the edge of the large parking area to the north-west edge of the plot, but there is some room to park at the front with the road layout as it currently is.

None of the services have been tested but the chalet is connected to the site’s water and drainage system and to mains electricity.

Tenure

Leasehold: A new 50 year lease will be issued on completion. The cabin can be used for holiday purposes only and only between 1st December and 31st October. Current site fees can be obtained from reception.
