Cabin 52 is a detached and furnished 2-bedroom leasehold log cabin located on the hill above the reception. It has an enclosed veranda and excellent views to the Rhinog Mountains and Cadair Idris. There is a decked area to the front, a good size garden to the side of the cabin and the parking space is a short distance away. The cabin has secure storage underneath, has been re-roofed about 15 years ago and all windows are UPVC double glazed.

Location

Trawsfynydd Holiday Village is situated some 14 miles south-east of Porthmadog and 10 miles north of Dolgellau on the east side of the A470. It is 2 miles south of Trawsfynydd near the hamlet of Bronaber. The holiday village is well established with many mature trees and excellent views over the countryside and mountains. There is a launderette and small shop on the site and a public house within walking distance.

Accommodation

The cabin is approached along a gravel path between cabins from the parking space below cabin 77 and has several steps up to the decked area and entrance.

Enclosed Veranda

1.38m x 4.96m. The veranda has been enclosed with UPVC double glazed windows and entrance door and has excellent views across to the Rhinog Mountains and Cadair Idris. There is a drop leaf dining table and chairs, sofa, cabinet, storage heater and it is carpeted.

Lounge

3.93m x 3.04m. The lounge has two 2 seater sofas, a coffee table, TV stand with TV, sky box and DVD, book shelf, two night storage heater and a electric log effect heater and is carpeted.

Kitchen

1.81m x 1.9m. The kitchen has modern wooden fitted base and wall units, a chefs block, free standing oven with aluminium splash back, freestanding fridge under worktop, stainless steel sink unit with water heater underneath serving both the kitchen and bathroom sink and lino flooring.

Bathroom

A quadrant shower with walls clad in splashboards, a white base and a Mira electric shower. White WC and washbasin fitted into white vanity unit with mirrored cupboard, vanity lights and shaver point above, heated towel rail, lino flooring and access to electric meters.

Bedrooms

Bedroom 1 (right) 2.06m x 2.94m. Carpeted room with a double bed, bedside cabinet, fitted clothes cupboard plus high level storage cupboard above wardrobe and electric panel heater.
Bedroom 2 (left)1.96m x 2.05m. Carpeted with freestanding wooden bunk beds, wardrobe and electric panel wall heater.

Externally

There is a 6.2m x 2.2m decked area to the front with excellent views to the Rhinogs and a good sized lawn beside the cabin. The parking space is a short distance away along a gravel path and is in the parking area below cabin 77. The cabin has had a new roof with insulation about 15 years ago and all windows are UPVC double glazed. There is a locked storage space under cabin.

Services

None of the services have been tested, but it is connected to the site’s water and drainage system and to mains electricity.

Tenure

Leasehold: A new 50 year lease will be issued on completion. The cabin can be used for holiday purposes only and for 11 months of the year with November being the exception. Current site fees can be obtained from reception.
